Here is a quick market update for Allen after the 300 days in 2016 for single family homes.
Total sales: 1323 homes sold with an average marketing time of 33 days and median of $306,500. Same period in 2015, we had 1,336 homes sold with average marketing time of 42 days and median sale price of $286,750
In 2015, from January to October 15 foreclosures have been sold, compared with only 9 sold this year.
In 2015 we have seen 111 new homes sold for a median sale price of $510,000. Re-sale market had 1,203 sales with a median sale price of $299,000. The foreclosed homes median sale price was $210,344
As of this morning, there are 238 homes actually “Active” – meaning that there is no offer yet. Median listing price: $415,000. Average marketing time 61 days.
There are 59 new build homes on the market – about 25% of the active listings – with the median listing price of $479,000 and average marketing time of 76 days.
On resale market, we have 179 homes (no foreclosures!) with a median listing price of $375,000 and average marketing time of 56 days.
My data is not considering any homes that is with an offer or already under contract, the data has only active and available listings today.
In my opinion, if you want to buy a house in Allen: do not hesitate, just make that good offer and buy it! Prices will keep going up!
